As a property owner, it’s important to make sure your rental home is being properly maintained by your tenants. However, your tenants are entitled to privacy while renting your home, and this can make regular inspections tricky.
Landlords have to carry out multiple types of inspections — some of them happen during a tenant’s stay, and others take place before and after. Let’s take a closer look at the different forms of rental property inspection.
Move-In Inspections
This inspection is done by both the landlord and the incoming tenant, and it is usually done after the lease has been signed. Both parties will walk through the property together and take note of any existing issues.
Once everything has been thoroughly documented, the tenant will sign the landlord’s move-in inspection checklist to make it clear that both parties understand the condition of the home upon move-in.
Move-Out Inspections
The move-out inspection will usually involve both landlord and tenant as well, but this time the landlord is taking note of any changes that have occurred over the tenant’s stay. This inspection should take place on the tenant’s move-out day.
During this time, the landlord will point out any damages or prohibited changes. Then, the landlord can deduct funds from the security deposit to fix those issues for the next tenant if they see fit.
Routine Inspections
During your renter’s stay, schedule a routine inspection every few months to make sure everything is being maintained and to spot any issues early on. You’ll have to provide your tenant with ample warning before arriving.
